The flagship IMBLRED certification — Nigeria’s gold standard for senior mortgage professionals. Nine months of advanced study across all seven IMBLRED modules: Mortgage Fundamentals, Mortgage Brokerage Practice, Nigerian Financial System, Mortgage Finance & Lending, Business Operations & Technology, Property & Real Estate Environment, and Certification & Final Research. Course Content

Module 1 — Mortgage Fundamentals (MOF)
Mortgage concepts and terminology; the history and economic purpose of mortgage in Nigeria; the PITI components of a repayment; the mortgage contract and standard charge terms; conventional and non-conventional structures, including non-interest mortgage finance; repayment plans and amortisation; the primary and secondary markets; and the industry glossary.

Module 5 — Property and Real Estate Environment (PRE)
Real estate development in Nigeria and the real estate development process; the built environment and urban and regional planning; property management and facility operations; land tenure and types of title; title registration; deeds and legal instruments; sale of land; leases and tenancy; mortgages as security for lending; and the reference appendices.

Module 7 — Certification and Final Research Paper
The qualifying examination and final research project: assessment orientation, research topic selection, dissertation structure and supervision, submission requirements, and continuing professional development. Modules 1 to 6 must be completed before attempting the qualifying examination.

Module 2 — Nigerian Financial System (NFS)
The Nigerian financial system as the environment mortgage practice operates in: an overview of its institutions, markets and instruments; the regulatory architecture; the IMBLRED framework, licensing and land administration; the payment and settlement system; and applied practitioner case studies with market intelligence.

Module 3 — Property and Mortgage Law (MRL)
Property, mortgage and real estate law and regulation in Nigeria: land tenure and the Land Use Act, transactions affecting land, deeds and powers of attorney, sale of land, leases, mortgages and their remedies, wills and estate administration, and property taxation; the IMBL Act 2022 from establishment through licensing and discipline; fraud detection and prevention across land, mortgage and real estate; AML/CFT; and cybersecurity for practitioners.

Module 4 — Nigerian Mortgage Market (MFN)
Nigeria's housing challenge and the evolution of housing finance; the Federal Mortgage Bank and the primary mortgage banks; the National Housing Fund and government housing programmes; the secondary mortgage market and capital instruments, including securitisation; lending operations with underwriting and insurance; affordability, products and innovation; the construction supply chain; and governance.

Module 6 — Mortgage Business Operations and Technology (MBO)
The mortgage broker's role and the Nigerian market; IMBL licensing, regulation and professional standards; the origination pipeline; client relationship management and advisory practice; mortgage products and lender relations; building and managing a mortgage brokerage; property types and classification; real estate development and management fundamentals; property condition assessment; sustainable housing; smart buildings; and the tokenisation of real estate.
